Leak Detection

Utility-grade leak detection for buildings—verify the source, limit downtime, and prevent costly damage with targeted repairs.

WellFab provides professional leak detection for mechanical, chilled water, heating water, condenser water, and process piping systems. Instead of tearing walls open or guessing, we use proven inspection methods to locate the exact point of failure, confirm it, and document it — so you can repair with precision, not trial and error. Our multi-technology approach is designed to reduce downtime, protect assets, and control operating cost.

We don’t just “find a leak.” We isolate the problem area, verify the source using more than one method when needed, and hand you usable information: photos, location notes, and recommendations for corrective work. Our reporting follows the same standard used in high-compliance utility and pipeline inspection work across Canada — traceable, documented, and ready to hand to ownership, insurance, or engineering.

Why Leak Detection Matters?

Leaks cost money, create safety risk, and damage infrastructure. We isolate the problem area, verify the source using multiple methods, and hand you clear direction for repair — including photos, marked locations, and recommendations. You get answers, not just alarms.

Where we use it

We support commercial, industrial, municipal, utility, and energy environments.

Heating water, chilled water, and condenser water loops

Fire mains, including high-risk

Domestic water and building mechanical systems

Night/off-peak flow checks to locate hidden leaks

Leak Detection Solutions

  • Our team performs controlled pressure testing to verify the integrity of piping, valves, and mechanical systems. Using calibrated equipment and TSSA-compliant procedures, we confirm system performance, identify weaknesses, and document results with full QA/QC reporting.

  • Our electroacoustic systems detect leaks by analyzing vibration and sound frequency patterns traveling through pipes. This technique excels at locating leaks in metal and plastic pipelines within buildings and mechanical rooms, offering rapid identification without opening walls or excavating.

  • For leaks that cannot be found acoustically, we inject a safe, non-toxic tracer gas into the system. Sensitive detectors then identify gas escaping at the leak point, allowing us to locate even the smallest leaks in HVAC, chilled water, heating loops, and industrial process lines with high precision and zero system interruption.

  • WellFab uses high-resolution thermal drone imaging to detect temperature anomalies across district-energy mains, rooftops, mechanical yards, and hard-to-access areas. This aerial approach identifies heat loss, insulation failures, and underground leak signatures—providing fast, accurate visual data without shutdowns or site disruption.

  • Correlation technology allows us to accurately locate leaks on buried or concealed pipelines by analyzing sound signals captured between two sensors. This method delivers pinpoint accuracy—even in noisy environments—making it ideal for district-energy networks, water systems, and long pipeline runs.
